The market is always subject to outside factors such as interest rates, buyer supply, the legal and the accounting sentiments in the marketplace. Capturing this balance is the art of the appraisal.
Many methodologies exist to appraise a medical practice. Invariably the majority of established methodologies will yield a similar result, especially when making like for like comparisons with financial information being the driving qualifier. The practice market place is however more complex and we purposefully deploy a hybrid system that lends from multiple methodologies applying a weighted emphasis on market comparables. Importantly, we leverage empirical and proprietary transaction information that bolsters any opinion of value for any asset. There is an extraordinary volume of data at our disposal, which is a tremendous aid in helping us not only value but also to sell a dental, veterinary or optometry practice. It is an overly simplified process to rely on a mathematical equation to dictate an emotional outcome. As much as it would be convenient to rely on an algorithm to spit out generic values, our experience tells us that medical practices are not this simple. Practice values and their eventual sale price are as complex as the people who own and eventually acquire them. Purchasers of a medical business do not have the luxury of an MLS, similar to that in residential real estate. Again experience comes to bear. It is so important that the courts, banks, accountants, solicitors, buyers and sellers lend from the abundance of experience in the industry and work with other professionals that have a legacy and body of work that support their claims.
